We are currently seeking a high caliber professional to join our team as a Principal, Real Estate.

In this role you will:

Sourcing:

  • Support Managing Principals in the origination and execution of deals across Asia for the Asia Living strategy
  • Build and interact with a network of industry participants including developers, asset owners, brokers, financial advisors and banks to source opportunities
  • Lead overall responsibility for deal screening with support from Managing Principals

Due Diligence and Execution:

  • Have strong underwriting competencies to perform extensive financial
  • modelling, valuation, sensitivity analysis and other financial analysis in preparation of formal approval papers
  • Strong investment acumen with the ability to prepare, articulate clearly and present approval papers internally, as well as, present investment thesis to investors / external stakeholders
  • Conduct and coordinate transactional due diligence working in collaboration with internal teams and external service providers
  • Responsible for developing and delivering business plans (post-investment) for target investments
  • Competent in structuring and commercial negotiations, working closely with Managing Principals
  • Ensure thorough performance and risk analysis for all investments, including ESG
  • Create and maintain proprietary databases

Disposition:

  • Competetent in hold-sell analysis, working closely with the portfolio manager of the Asia Living strategy
  • Lead disposition processes, including market analysis, deal structuring, cash flow modelling, due diligence, approval processes and commercial negotiations

ESG:

  • Ensure ESG integration into real estate investment process, applying proprietary frameworks, third party data, and active stewardship

Customers / Stakeholders:

  • Transaction counterparties, service providers, advisors and financiers
  • Investors in the Asia Living strategy (including consultants)
  • AM sales teams, both institutional and wholesale
  • Client servicing and marketing teams
  • Product team
  • Head of Real Assets Platformas APAC
  • Head of Real Assets
  • Real Assets operations teams

Leadership & Teamwork:

  • Take a senior role in originating investments for the Asia Living strategy
  • Leading successful execution of investments from origination to exit (including post-investment asset management activities)
  • Collaborate with the Head of Real Assets Platforms APAC, other investment team members and investment specialists for investor management and new business opportunities
  • Collaborate with other HSBC AM and WBP, Global Banking, and Sales and Distribution teams
  • Participate in investment, marketing, research, and information-sharing forums as requested

Operational Effectiveness & Control

  • Comply with Investment Team Desk Procedures Manual (DIM) for the Asia Living strategy
  • Adapt and evolve existing processes as required by business, regulatory and operational needs
  • Conform with external regulatory and internal policy requirements
  • Demonstrate strong risk management and compliance understanding
  • Adherence to all relevant procedures, keeping appropriate records and timely implementation of internal and external audit points
  • Train other team members in market best practice

To be successful you will need:

  • Experience in investment and asset management experience in the real assets industry (preferably pan-Asian exposure, living sector exposure and experience in investing and managing both property investments and operating companies)
  • Sector knowledge of the Asian real assets market, especially the living sector
  • Demonstrated experience in structuring, executing, and managing investments
  • Ability to balance attention to detail with strategic oversight
  • Excellent communication and analytical skills
  • Excellent presentation skills
  • Familiarity with Microsoft Office, Bloomberg and financing modelling tools
  • Strong team player with the ability to work cohesively and collaboratively across the organisation
  • Experience working across multiple juridictions in Asia

  • Tertiary Educated with Degree(s) in a relevant discipline
