Job Summary

The General Manager - Sales and Marketing will lead all sales and marketing initiatives for our client's diverse property portfolio. This strategic role involves developing and executing comprehensive strategies to achieve revenue targets, enhance brand presence, and drive market penetration across residential, commercial, and industrial segments.

Key Responsibilities

  • Develop and implement comprehensive sales and marketing strategies for residential, commercial, and industrial property developments, aligned with business objectives and market demand.
  • Lead, mentor, and manage a high-performing sales and marketing team, fostering a culture of excellence, accountability, and continuous improvement.
  • Oversee the entire sales cycle, from strategic lead generation and qualification through to negotiation, closing, and post-sales customer relationship management.
  • Drive the planning and execution of integrated marketing campaigns, including digital marketing (SEO, SEM, social media, content marketing), traditional advertising, public relations, and on-ground activations for new project launches and existing inventory.
  • Conduct in-depth market research and competitive analysis using industry-standard tools and platforms to identify trends, opportunities, pricing strategies, and consumer preferences within the Malaysian property market.
  • Manage sales budgets, marketing expenditures, and P&L responsibility, ensuring optimal return on investment (ROI) for all initiatives.
  • Establish and maintain strong relationships with key stakeholders including property agents, financial institutions, media partners, and government bodies.
  • Ensure strict adherence to relevant property regulations and guidelines, such as the Housing Development Act (HDA) in Malaysia, in all sales and marketing activities.
  • Implement and leverage CRM systems (e.g., Salesforce, Zoho CRM) to track sales performance, manage customer data, generate actionable insights, and optimize the sales funnel.
  • Prepare and present regular, comprehensive reports on sales performance, market trends, marketing effectiveness, and strategic recommendations to senior management and the Board.

Requirements

  • Bachelor's degree in Marketing, Business Administration, or a related field. An MBA or equivalent postgraduate qualification is highly preferred.
  • Minimum of 10-15 years of progressive experience in sales and marketing, with at least 5 years in a senior leadership role within the Malaysian property development industry.
  • Proven track record of achieving aggressive sales targets and successfully launching diverse property projects (residential, commercial, industrial, mixed-use).
  • Deep understanding of the Malaysian property market dynamics, regulatory landscape (e.g., Housing Development Act), and consumer buying behavior in real estate.
  • Demonstrated expertise in developing and executing integrated marketing strategies, including proficiency in digital marketing (SEO, SEM, social media, content marketing, analytics), PR, and traditional advertising.
  • Proficient in using CRM platforms (e.g., Salesforce, Zoho CRM) for sales pipeline management and data analytics, and experienced with market intelligence tools.
  • Exceptional leadership, communication, negotiation, and interpersonal skills with the ability to inspire, motivate, and manage large, diverse teams.
  • Strategic thinker with strong analytical capabilities, financial acumen, and a results-oriented approach to budget management and ROI optimization.
  • Ability to travel within Malaysia as required for project sites, business development, and stakeholder engagement.
