Building Technician - BMS Operator

What this job involves:

As a Building Technician - BMS Operator at JLL, you'll serve as the technical guardian of our client's facilities, ensuring building systems operate at peak performance around the clock. You'll monitor and control sophisticated Building Management Systems (BMS) that regulate HVAC, lighting, security, and energy systems across commercial properties. This role places you at the heart of facility operations where your technical expertise directly impacts tenant comfort, energy efficiency, and operational excellence. You'll collaborate with engineers, maintenance teams, and client stakeholders to troubleshoot issues, optimize system performance, and respond swiftly to building emergencies. Your proactive monitoring and quick response capabilities will ensure seamless building operations while contributing to sustainability goals through intelligent energy management.

What your day-to-day will look like:

• Monitor Building Management Systems continuously to track HVAC performance, temperature controls, lighting systems, and energy consumption across assigned facilities
• Respond promptly to system alarms, tenant comfort complaints, and equipment malfunctions by diagnosing issues and implementing corrective actions or escalating to appropriate technical teams
• Adjust BMS set points and schedules to optimize energy efficiency while maintaining tenant comfort standards and meeting client sustainability objectives
• Document all system activities, work orders, and maintenance actions in computerized maintenance management systems (CMMS) with accurate and detailed records
• Conduct routine system checks and preventive monitoring to identify potential equipment failures before they impact building operations
• Coordinate with external vendors, contractors, and internal maintenance teams to schedule repairs and ensure timely resolution of technical issues
• Generate and analyze system reports to identify trends, inefficiencies, and opportunities for performance improvements that support client objectives
• Participate in emergency response protocols during after-hours incidents, ensuring business continuity and occupant safety during critical situations

Required qualifications:

• High school diploma or equivalent, with technical vocational training in building systems, HVAC, or related field
• Minimum 2-3 years of experience operating Building Management Systems (BMS) or building automation systems in commercial facilities
• Demonstrated proficiency with major BMS platforms such as Tridium, Johnson Controls, Schneider Electric, Siemens, or similar systems
• Strong understanding of HVAC systems, mechanical equipment, and building control principles including set points, sequences, and system integration
• Ability to interpret building drawings, system schematics, and technical documentation to troubleshoot and resolve operational issues
• Excellent problem-solving skills with capacity to respond calmly and effectively to emergencies and high-pressure situations
• Strong computer skills including proficiency with Microsoft Office and computerized maintenance management systems (CMMS)
• Flexibility to work rotating shifts, weekends, holidays, and on-call hours as required by building operations schedules

Preferred qualifications:

• Associate's degree in Building Automation, Facilities Management, HVAC Technology, or related technical discipline
• BMS or building automation system certifications from manufacturers such as Tridium Niagara, Johnson Controls, or Schneider Electric
• Experience with energy management systems and sustainability initiatives in commercial real estate environments
• HVAC technician certification, universal EPA 608 certification, or other relevant trade licenses
• Familiarity with integrated security systems, access control, and life safety systems within commercial buildings
• Previous experience working in corporate, healthcare, or large-scale commercial facility environments with complex building systems
