Application Engineer (BAS)

Job Summary: The candidate will report to the hiring manager and take responsibility for developing
control databases, graphics, and programming sequences while providing hands-on startup and
commissioning support for building automation projects. Drawing on a solid understanding of electrical
circuitry and platforms like Distech or Niagara, the specialist will troubleshoot installation issues, maintain
accurate project documentation, and ensure systems operate efficiently to meet building codes and client
needs.

Recognized as a highly experienced and trusted professional with extensive expertise in all aspects of the
position. Demonstrates a deep understanding of technical systems, industry standards, and operational best
practices, enabling them to successfully manage complex assignments with minimal supervision.
Consistently serves as a subject matter expert, providing leadership, technical guidance, and strategic
direction to colleagues, project teams, and customers.

For professionals working within the controls and automation field, this level requires advanced knowledge
of control system programming, building automation systems (BAS), and the integration of multiple platform
technologies. The individual possesses a comprehensive understanding of system architecture,
communication protocols, and interoperability requirements, allowing them to design, troubleshoot,
optimize, and enhance complex integrated solutions. They are proficient in developing and implementing
sophisticated HVAC control strategies that maximize system performance, energy efficiency, occupant
comfort, reliability, and operational sustainability.
In addition to technical expertise, the Senior-level employee is expected to mentor and develop less
experienced team members, provide guidance on challenging projects, and contribute to the establishment of
engineering standards and best practices. They proactively identify opportunities for system improvements,
lead problem-solving efforts for critical issues, and play a key role in ensuring successful project execution,
customer satisfaction, and long-term operational excellence.

Responsibilities:

• Lead commissioning of large-scale projects

• Interpret and validate consulting engineer sequences

• Direct startup and commissioning teams

• Resolve complex controls, networking, and integration issues

• Lead third-party integrations:

  • Modbus
  • BACnet
  • SNMP

• Develop and optimize:

  • Control strategies
  • PID sequences
  • Energy optimization sequences

• Mentor junior technicians and specialists

• Supervise day-to-day tasks and field assignments for junior technicians and specialists.

• Serve as the escalation point for complex technical issues, high-stakes diagnostics, and advanced
  troubleshooting during construction

• Work with the Project Manager to establish a project & labor plan to meet milestone dates.

• Provide Controls database, graphics, programming, etc. for sequences as provided by the Design
  Specialist, project specifications, or other applicable sources. (Distech, Honeywell, Alerton, Tridium,
  experience preferred)

• Provide accurate controls of systems start-up and commissioning including point-to-point checkout
  on projects as assigned.

• Intermediate experience with commissioning, configuration, and troubleshooting BACnet MSTP
  and/or BACnet IP.

• Support and coordinate with installation personnel, contractors, and project managers, etc. on
  project sites.

• Debug and troubleshoot installation issues during both the static and dynamic start up and
  commissioning of building controls.

• Provide support to Bosch Building Technologies and other contractors as well as
  engineers and commissioning agents to solve building operating issues that go beyond the controls
  or special systems operation.

• Provide input to others as requested or required to assist in the accurate estimation, design,
  installation, start up, commissioning, and training for building systems.

• Provide start up documentation including daily logs, check out logs, commissioning documents, etc.
  as required for assigned projects.

• Provide hands-on service support on existing installations ensuring systems continue to meet
  existing building occupancy codes.

• Provide hands-on service support on existing systems ensuring their proper and efficient operation
  as well as providing ongoing support to the facility’s building engineers.

• Complete time sheets, service work orders, and other paperwork required for this position in an
  accurate and timely manner.

• Assist in preparing of as-built drawings and Operation & Maintenance Manuals

• Assist in turnover of projects from Operations Team to Service Team.

• Assist Sales team during estimating phase including potential product or system demonstrations.

• As necessary, travel will be required to the job site to complete startup, commissioning and assistance to the onsite personnel to complete the project. This will be on a case-by-case basis, depending on the size, scope, and requirements of the project(s).

• Deliver on-site customer training and technical support to building engineers, project managers, and staff.

• Assist in management and training of junior technicians along with their assigned daily duties.

• Attend project meetings and coordinate scheduling with closeout and commissioning activities on construction projects.

• Other duties as assigned.

Required Qualifications:

• Minimum of a high school diploma or GED equivalent.
• 5+ years of experience working with Tridium and/or Honeywell/Distech building controls (field
  commissioning, servicing, troubleshooting).
• 5+ years of experience with programming and building automation controls database management.
• 5+ years of experience with troubleshooting basic electric and electronic circuitry, including reading
  and interpreting electrical and electronic diagrams.
• 5+ years of experience with proven field experience in building automation controls programming,
  network integration, and system commissioning.
• Understanding of AC power circuitry including breakers and multi-phase power (120VAC and
  greater).
• Ability to read and interpret mechanical, electrical, and control wiring diagrams.

Preferred Qualifications:

• Engineering Degree (strongly preferred)

• 2-Year of Associate’s degree in HVAC or electrical field studies.

• A Niagara N4 Certification

• 5+ years of BACnet MSTP experience with commissioning, configuration, and troubleshooting.

• 5+ years of experience programming, servicing, and troubleshooting Distech, Alerton, or Tridium
  controls systems within building automation operations.

• 6+ years of experience with proven field experience and the ability to debug installation issues
  during both static and dynamic start-up phases.

• 6+ years of experience in Construction, Building Automation Controls/Engineering, or related fields
  within Building Automation.

• Advanced control theory

  hospitals, and/or data centers).

• Experience supporting retrofit projects or modernizing existing building automation systems,
  replacing outdated controls, sensors, or hardware with newer technology.

• Experience supporting installation personnel and other contractors on project sites.

• Experience creating start-up documentation, including daily logs, check-out logs, and
  commissioning documents.

• Experience providing service support to existing installations, ensuring compliance with building
  occupancy codes and ongoing efficient operation

• While performing the duties of this job, the employee will be exposed to outdoor weather conditions, work on job sites, may be required to travel to and from job site locations, may work in a typical office environment, and is occasionally exposed to construction equipment. The noise level in the work environment is usually moderate. Confined space entry may be required. High work may be required.

Additional Information:

• Compensation:
  • $65,000 - $80,000 for Level I
  • $90,000 - 125,000 DOE - Sr role for more qualified Candidates
• Working Hours: This position generally works Monday- Friday, overtime and on call when necessary
