Summary

Under the supervision of the Director of Facilities, the Commercial HVAC Technician is responsible for the operation, repair, troubleshooting, and preventive and corrective maintenance of commercial heating, ventilation, and air conditioning systems. This role also includes maintaining chilled water and distribution systems, boilers, and related mechanical and electrical equipment. In addition, this position supports the facilities and maintenance team by assisting with daily work orders when not actively working on heating, ventilation, and air conditioning work orders.

Examples of duties

  1. Prioritize safety by securing work areas and identifying the root cause of system failures and maintain accountability of all college-supplied equipment and tools.
  2. Performs maintenance duties in the installation, maintenance, diagnosis, and repair of heat pumps with electric heat auxiliary, straight air with gas furnace systems, HVAC chillers, boilers, and water distribution systems, including auxiliary support equipment, to ensure maximum operation efficiency.
  3. Handle and manage refrigerants safely in compliance with EPA regulations.
  4. Maintain preventive maintenance records that include service dates, times, identified issues, and corrective actions taken.
  5. Monitors HVAC systems at all College sites and operates the TRANE Building Automation System (BAS) Controls.
  6. Provide professional and reliable service during emergency service calls.
  7. Repair and replace compressors, motors, fans, and other critical components.
  8. Performs preventative maintenance of Commercial HVAC Systems.
  9. Performs and applies advanced heating and cooling principles, practices, and theories such as refrigerant cycles and heat transfer laws, and mechanical and basic electrical troubleshooting techniques.
  10. Troubleshoot electrical, mechanical, and control systems with confidence and precision.
  11. Operates aerial man lifts, refrigerant recovery equipment, power tools, electrical testing instruments, oxygen/acetylene equipment, generators, and forklifts.
  12. Train current maintenance staff to help with commercial HVAC preventative and reactive maintenance.
  13. Establish and maintain effective working relationships with other vendors or contractors.
  14. Assist with set-up and break down for events during and after hours.
  15. This position also provides functional guidance to other maintenance staff while assisting with diagnosing and repairing Commercial HVAC systems.
  16. Remains flexible and adaptable in work schedules and assignments as defined by the College and departmental needs.
  17. Follows through with assigned duties until completion.
  18. Serves on College committees as assigned.
  19. Ability to report to work on time, maintain a good attendance record, and work all designated work schedules.
  20. Performs other duties as assigned by the Director of Facilities, Executive Vice President, and/or President.

Qualifications

Required Minimum Qualifications:

  1. A minimum of five years of experience operating, installing, maintaining, diagnosing, and repairing commercial HVAC systems and equipment.
  2. High school diploma or equivalent.
  3. Must possess a valid driver's license with a good driving record.

Preferred Qualifications:

  1. Knowledge of Industrial/Commercial HVAC applications and theory.
  2. Universal EPA 608 Certification.
  3. Basic electrical knowledge and troubleshooting experience.
  4. Ability to operate the Trane Building Automation System (BAS).

Required Knowledge, Skills, and Abilities:

  1. Ability to read and write.
  2. Ability to work in both inside and outside environments.
  3. Ability to climb ladders.
  4. Ability to work from heights.
  5. Ability to drive a car or truck
  6. Ability to lift, move, or transport independently up to 75 pounds.
  7. Subject to standing, sitting, walking, climbing, squatting, kneeling, and working in cramped and strained positions to perform the job scope.
  8. May be required to work hours other than the regular schedule, such as nights, weekends, holidays, and on call.
  9. Must possess a valid driver's license to operate College vehicles.
