The Onsite General Manager oversees all administrative, maintenance, and projects to ensure the betterment of the community. The role is the liaison among the homeowners, members of the Board of Directors, Committee Members, the association management staff, and maintenance vendors and contractors.

Job responsibilities:

  • Meet and greet homeowners, residents, guests, vendors, and contractors.
  • Research and respond to inquiries in-person, by phone, and email.
  • Manage all mail, email, and mass email correspondence and monthly newsletters to homeowners and members of the Board of Directors.
  • Walk and inspect community to ensure HOA rules and regulations are followed and community is well maintained.
  • Issue HOA violations notices to homeowners; follow up to ensure violations were corrected.
  • Contact outside maintenance contractors and vendors for maintenance repair and service.
  • Communicate with contracted porter staff on work that needs to be done.
  • Schedule and facilitate monthly board meetings.
  • Review financial and delinquency reports, assist with budget creation.
  • Submit RFPs, review proposals, offer recommendations to the board, meet and walk contractors to work area.
  • Schedule contractors and vendors onsite to include walk on roof.
  • Coordinate with loading dock resident move-ins and move-outs.
  • Issue and Activate FOB access.
  • Approve and code invoices.
  • Other duties as assigned.

Qualifications

  • 5+ years of community association experience preferred
  • Friendly demeanor, self-motivated, and approachable
  • Excellent communicator who follows up regularly.
  • Proactive, takes initiative, responsive, and available.
  • Ability to work independently.
  • Computer savvy with mechanical aptitude to understand maintenance/operations needs for key FOB, security systems, fire suppression systems, water pumps and elevators.
